We’d like to inform our clients and followers that the Renters’ Rights Act 2025 will officially come into force on 1 May 2026. The Ministry of Housing, Communities & Local Government has released guidance and an implementation roadmap outlining three key phases:

πŸ”Ή Phase 1 – From 1 May 2026
Major tenancy reform measures will begin, including:
β€’ Introduction of periodic tenancies
β€’ Abolition of Section 21
β€’ Cap on rent in advance
β€’ Anti-discrimination measures
β€’ Ban on rental bidding
β€’ Annual rent increases via Section 13
β€’ Tenant rights to request a pet

πŸ”Ή Phase 2 – Late 2026
β€’ Introduction of mandatory Landlord Ombudsman requirements
β€’ Rollout of the new PRS Database

πŸ”Ή Phase 3 – Timing TBC
β€’ Implementation of the Decent Homes Standard
